River Gateway Neighbourhood Plan to be adopted

“The River Gateway neighbourhood plan is expected to receive the final stamp of approval from Brisbane City Council on Tuesday 19 March, 2013.

Local Councillor Ryan Murphy (Doboy Ward) said the plan was the result of more than two years of close collaboration between Council and the local community.

Since announcing the plan in August 2010, we have received feedback from more than 1,500 community members resulting in a plan that preserves local character, whilst facilitating economic growth and development,” Cr Murphy said.

“The plan focuses on revitalising the centres of Morningside, Cannon Hill and Murarrie, leaving 94 per cent of the plan area unchanged.

“In each of these areas, mixed use development including residences, shops, cafes and community facilities will be encouraged around public transport facilities to provide residents, visitors and workers with access to services, jobs and transport.”

Building heights up to five storeys will be allowed along Wynnum Road, in close proximity to the Morningside and Cannon Hill railway stations and near Cannon Hill bus interchange.

Development of up to nine storeys will be permitted within the East Village site at Cannon Hill, in keeping with existing development approval. The Seven Hills TAFE site is also earmarked for rejuvenation, with building heights of between two and five storeys allowed.

The Park Hill South area will remain low-medium density under the plan, allowing for building heights of up to three storeys, except in areas fronting Mitchell Boulevard, Rosewood Place and Calliope Circuit where height restrictions of two storeys will apply.

Cr Murphy said growth in the River Gateway area would be supported by infrastructure upgrades and more public space.

“Wynnum Road has been identified for future widening and the creation of a sub-tropical boulevard to provide residents with increased shade and wider footpaths,” he said.  

“Provisions for high quality, safe pedestrian and cycle links to improve connectivity through the area are also included, plus a new park at Cannon Hill, south of Wynnum Road.”

The plan is in keeping with the State Government’s South East Queensland Plan 2009-2031, which requires Council to plan for an additional 156,000 dwellings by 2031. 

If approved by Council on 19 March, the River Gateway neighbourhood plan will become effective on May 10, 2013.
